Renting an apartment or a house often comes with the expense of a security deposit. The landlord uses this money to clean and make repairs after you move out, preparing the property for the next tenant. Whatever is not used is to be returned to you, the renter.

Follow these steps to maximize your refund when you move out.

## 8 steps for getting back a rental deposit

A good rule for any rental is to leave the place better than you found it when you first moved in. Here are some other things to do:

### 1. Review the lease

Your lease will provide information about what’s expected upon moving out, from the timeframe to the condition of the property.

### 2. Give notice of intent to move out

Provide written notice to your landlord or property manager via email or typed letter. Keep a record with proof of the date. Most rentals require between 30 and 60 days of notice

### 3. Clean the space thoroughly

To pass the rental inspection, [deep clean your apartment](https://www.upack.com/articles/how-to-clean-your-apartment-like-a-pro) or house. Don’t miss any hidden areas like inside the oven, behind the fridge, the tops of doorways and ceiling fan blades.

You may also want to consider hiring a professional cleaning service (keep the receipt!). If the landlord has to hire a pro because you left a mess, they can deduct the cost from your deposit refund.

### 4. Make minor repairs (if needed)

Replace burnt-out lightbulbs, patch nail holes and make sure smoke or carbon monoxide detectors have fresh batteries.

### 5. Take photos

Document everything with timestamped photos, which will serve as proof of the home's condition upon moving out.

### 6. Complete walk-through inspection and return keys

Request an in-person walk-through with the landlord or manager before leaving the property to address any concerns you may have. Make sure to return all keys for the place and any storage units or garages.

### 7. Provide a forwarding address

For the landlord to return your deposit, they will need an updated address. If you don’t yet have a new forwarding address, consider providing a friend or family member’s address or [renting a P.O. box](https://www.upack.com/articles/getting-a-post-office-box-in-another-city).

Note: If you have a roommate, work out the details in advance for splitting the deposit refund.

### 8. Follow up (if needed)

If you don’t receive correspondence from your landlord within your state’s required timeframe (typically 14 to 30 days), follow up in writing.

Here’s what to include:

- Your move-out date
- Address of the rental
- Request for itemized deductions and deposit return

Consider seeking legal counsel if your landlord does not respond to your request.
